the truth is often harsh in life . However what it isn’t is … wrong . This guy has little chance of even getting into Thailand let alone residing there . And as for citizenship well that’s barely possible for anybody the conditions are so tight .

So the truth in this case is harsh … but true nonetheless

Ok here’s the facts , throughout most of modern times that we all remember the GBP V THB rate was

Before the 1992 ERM crisis about 44-46 , 1993-1997 ( first half ) 37-41 , 1997(second half ) -2016 between 92 slowly back to about 55, the insanity of Brexit 2016-2023 37-42 , finally after years of suffering since Brexit it’s dragged itself up to 46.75 this morning . So historically about the average but hardly soaring . At 46 Thailand is cheap but not that cheap

book a 1 month holiday , stay somewhere central so easy to get about , depending on your budget you can just about live on £900 a month all in , more realistically on £1500 and very well on £2500 for a single person . This assumes you’re not an alcoholic and avoid the luxury restaurants . If you like it you can always come back for longer

Don’t feel you need to buy a property . Renting is so cheap in Thailand and gives you flexibility to move . Buy and you’re stuck in one place which , eventually , you might want to move from . Not easy to sell quickly

and they never own the land … you omitted to mention that . You spend millions of baht to build a house your wife only actually legally owns . And if you divorce … all your money is gone . But let’s not worry about trivialities like that .

My point really is most people from abroad buy condos , not all as you say , but most . Ask the owners of The Met condo project in Sathorn Road Bangkok . They paid a lot of money for expensive condos ( hundreds of them in that building and yes they are nice , ) but … here comes the punchline … developers bought the small land in from of The Met and are now building a huge sky high condo right in front of it so the owners of The Met are rushing to ( unsuccessfully ) sell before the only view they have left is of the air conditioning condensers which will soon spring up in front of them . The developers of 125 Sathorn ( the name of the condo being built in front of The Met ) specifically designed the building so all the air condensers face The Met so the nicer front view is clear for the new condo owners . In the process they obliterated the view for The Met owners , and made it impossible now to rent out or sell . Dozens of foreigners investments gone .

The house agents wouldn’t mention that to prospective buyers of course .

I’m not saying you were not successful but you did something unusual for foreigners and my advice was directed at the majority of foreigners who come here with blinkered vision , throw there money down and then lose it all years later .

At least admit I’m right about condo ownership … it’s a terrible investment
