I own my houses in my name only. You’ve always been able to. Only a small percentage care about profit, the vast majority are buying ‘homes’. But at the end of the 10,20,30 years ownership I’ve got a house to sell. at the end of the 10,20,30 years rent you’ve got nothing. That will always eat away at renters.

Whats the condition of them? Where are they located, what are the fees etc etc? There are thousands listed in London, there are thousands listed in New York, in Sydney etc etc. Whats your point? Whole projects quickly get sold out in Hua Hin, in Samui, and, when a new condo block goes up in BKK it is regularly sold out before the first bit of turf has been dug up! I've tried to buy several and been told they've all gone and they haven't even started the bulding! So now give us the sales figures....

you must be an agent as everybody knows how hard it is to sell property in massively oversupplied Bangkok . If you don’t accept it then you can only be 1) totally unaware of your surroundings or 2) an agent . I don’t think you are 1) .

Most condo buildings in central Bangkok are for sale or rent , often 50% of the total units are for sale or rent . That’s not normal , that’s not the same as other civilized capital cities

bit worrying their English is not that great . It’s true about the weather , although the relentless heat day after day can grind you down . But it’s not that cheap anymore . If you own a property in the UK for example your monthly budget is not so different to what you would spend in Thailand . Rent don’t buy , like everybody else says … for a good reason

you mean you’ve owned loads of property in Thailand ? I too wanted to buy in Bangkok years ago and did , and still do , a lot of research . One thing struck me was there seems to be almost no capital appreciation in other words they don’t rise in price . A 25m baht condo in a good area I wanted in 2015 is still at that price having not sold for 9 years now !! So much oversupply it’s almost a joke and not enough SERIOUS demand . The asking prices keep rising but if they don’t sell it’s meaningless .

Rent on the other hand stays stable too but in a cheaper ratio than in the UK for example where prices for resale are up about 35-40% since the same 2015 period .

Then you have the absurd problem that in Thailand the condo usually comes with a 30 year lease which you then have to renew . Why have that hassle ? And as a foreigner you can’t buy a house in Thailand in your name outright . Crazy but true .

Then when you come to resale in Thailand you are up against literally thousands of other condos and houses .

Most people would say rent don’t buy . Does the above explain it better to you ?

You may want to rent in a couple different areas and see which location you like the best before you purchase.

My wife took me to a lot of different places and I found Cha Am to be perfect for our short term and long term goals. My wife did the research and found us a reputable company to buy a small condo with, and we absolutely love it!

actually you should consider Vietnam. I think you misunderstood the previous reply. He said Thailand is NOT as cheap as it used to be. Your money definitely goes further in Vietnam. The 2 things that you need to consider about Vietnam is the language barrier is more of a problem there and long term Visa options are more limited. Still, it's a great country to visit. It's always a good option if you need to leave Thailand for any reason to do a "visa run". I would seriously consider putting together a trip to Southeast Asia in general to explore and compare before deciding on a "home".

Thailand is not the cheap place it was 30 years ago . The persistent strength of their currency ensures that . If you want to live the backpacker lifestyle then yes it’s cheap but not otherwise . Vietnam is cheaper and just as viable .

I understand the allure of Thailand through Facebook, Instagram, and YouTube. I've visited 3 times over the years and LOVE it. However, you need to visit and explore different areas before you decide to rent anything long term (I think you already realized buying isn't a great idea, at least not right away). Every part of Thailand offers something different, so my advice is to check out 5 or 6 different places (Pattaya/Jomtien, Phuket, Krabi, Chiang Mai, Bangkok, Hua Hin/Cha Am, and my personal favorite Koh Samui) EVERYONE will have an opinion on the "best" place, but you need to make that decision yourself after visiting. Hi Tim. We’ve gone through an agent.

They sent us a list of the documents they needed. Included in that was the following sentence…

“A scanned copy of your flight ticket to Thailand or, if you have not purchased a ticket , please provide a tentative schedule for travelling to Thailand”

So we just provided a date.

…DTV might work. But you have to apply outside of Thailand. Get on the Thai embassy website in Spain and read up on the requirements. I’am in the same boat as you and I would never buy anything right away. I rent a modern condo very nice for 9,000 baht ($258 USD) a month. In Bangkok because my Thai wife of 16 years (also a US citizen) has tons of friends here. I’ll tell you now that real estate for foreigners isn’t easy to sell. Don’t buy chit until you’re in country for year and know your preferred living area. Rent first. Don’t bring that 50,000 pounds into Thailand just yet. Don’t tell anyone about your money, especially the Government in Thailand. I recommend you have your savings in a UK bank, or a bank in Spain and set up a Wise or REMITLY account to transfer money as needed to your Thai bank account. As needed. I transfer from my bank in Los Angeles to our bank here in Thailand and it takes REMITLY About 20 seconds to do it. I’ve never used Wise but some on this forum use that. Me personally I would never do a direct deposit into Thailand from my (for example) social security. It’s best to have a firewall of protection in my opinion so my social security goes into my USA bank account and then I simply transfer any money I need for a month or two into our bank in Thailand. I am ignorant of these new tax laws in Thailand but in my opinion the less any government can trace money the better it is for us. They can’t tax your savings account that’s offshore. Good luck Sir.

Get a non o retirement visa before you travel to Thailand. Then when you arrive open a bank account and deposit 800,000 baht in it. A couple of months later you can get a 1 year extension, that can then be extended annually.

Don't buy a condo, rent instead as you might need the £50k to supplement your pension. Thailand is undoubtedly cheaper than Spain to live.

I don't know how many places you have been to, but consider other areas before you settle on Pattaya, I can recommend Hua Hin, but it depends what you are looking for. Good luck.

If you’re not a party animal, highly suggest Cha Am area. Much cheaper than busy tourist areas like Bangkok, Pattaya, Phuket, for everything.

Suggest applying for a visa at local Thai consulate/embassy before you come to Thailand. Makes everything much easier.

Cha Am is more of a Thai vacation area, not as many foreign tourists, so prices are local Thai (better).

It’s a great place to retire. Great beaches, very relaxed, low crime rate, and very affordable.

Things to consider 1) UK state pension will be frozen in Thailand 2) You will have to pay Thai income tax on your state pension 3) If you bring in Euro50 you need to be able to prove how you go it as it may be taxed if u cannot. 4) Here is a good start to look for condos. Remember you can only own a condo in foreign quota.

If he doesn’t spend at least 180 days in Thailand this calendar year, he won’t be considered a tax resident.

the tax liability between global and remitence based filing shouldn't be that different, just more ink if your from a country with DTA as you have to record more and credit more.

It can be an advantage, because you should be able to get a non-tax code in your home country and actually only pay tax in Thailand for some earnings. You generally can't get one for remitence based countries, as too much money can remain untaxed if left in source country.

Driven by oecd membership. They created a new visa class for wealthy pensioners, so they are still able to offer tax free status to certain demographics. It seems foolish to disincentive retiree's, they spend their money here and are the least likely to work. I am hoping a major rethink. Extending the 60 day stamps, DTV which I am sure is pissing off the elite visa holders. LTR visa excludes many, why? No point, only loose money!

Yeap. The expat community in PH is diminishing fast. Actually, its going down in TH also. TH is trying to reinvent itself and its not doing a good job of it so far. Western Falangs are dying out and not really being replaced, so they are turning to India, China and Russia. All invasive species. uk state pensions have always been assessable income in Thailand, and always subject to tax as no tax was paid in uk. Previously if you saved it for a year before sending it to Thailand it was tax free here, but not anymore. If you dont file and pay thats upto you, but you will still owe it.

its two different things, the audit process, filing and fine rules have been in place for ever and remain unchanged. In case of an audit, which can be done on any tax resident, they reserve the right to go back to check 5 years finances, but if no tax returns have been filed they can look back over 10 years.
