Don't confuse this with the issue of becoming a tax resident. Tax resident status is assumed and automatic once you have been here 180 days in any calendar year. You can get visa-free or tourist visas several times to stay longer than that legally
I can't answer that, Keith. I asked about it in Jomtien, Chonburi and they said I had to have affidavit from my embassy. I explained the UK will not provide that document. She said then I need 800k, or ... shrugged her shoulders. Which IO do you deal with?
Every calendar month, 12 consecutive months before you apply, must have 65k or more. I've heard some IO want to see it in one transaction. I've also heard every transaction must be labelled on your bank statement as an international transfer. And I've been told you can only do monthly transfer method if your embassy in Thailand provides an affidavit confirming the amount of your income (many have stopped offering this service!). I can only join others in saying you should go to the IO now and ask EXACTLY what evidence you need to show. If there's a problem, you have time to have a Plan B.
Yes important point from Russell, some condos set their own rates for electric and water and it can be very expensive. You want somewhere with it's own meter, charged at the power supplier's standard rates
