Tm30 is certainly necessary. Depending on where you do it, it may or may not even be accepted too if it's "not up to date".

Have fun with the above.

You can rent a place on any visa.

All you need is money. And Thai baht cash is usually always acceptable. Otherwise if they prefer bank transfer you can just wire it in internationally.

Some rentals will even take crypto

Workcation could work as long as you have regular income.

But if you qualify for the LTR I'd get that instead.

the value is not dealing with much bureaucracy associated with visas, which is why I suggested that.

You can always make more money but you can't make more time.

The DTV visa is most appropriate for digital nomads or people who want to do tourist related activities beyond a normal tourist visa (therefore the 6 month stamp).

For retirees, the best suitable options is the retirement visa, LTR visa if you qualify or the elite visa if you hate bureaucracy.

Take out maximum amount (20,000-30,000 baht) from the ATM and also pay with cards if possible to reduce fees (and also your time to visit an ATM too).

For paying your landlord you can just wire transfer into their bank account.

Electric bills can be paid by credit card.

Elite visa is way better for avoiding immigration.

You can do your 90 days through the official agent and they will take care of any tm30 updates for an extra fee if you need.

And you get a 1 year stamp which is good enough for most people

Check the Jakarta consulate requirements. Every place is different and has different fees
