What is de easiest and fastest way to get a working visa?

*1.digital nomad / freelancer, because:*

I own some properties which i rent out and manage. I have lease contracts with tenants to show my income.

Would i qualify for a Digital nomad visa?

*Alright so I want to know what the foreigners are doing to buy a house in thailand, im looking to buy an actual house house, not an apartment, in or around pattaya. Since I will not be able to finance it I will be paying for it in cash I have heard of people starting and putting it in a company name which sounds ideal from multiples perspectives. Im going to be getting an education visa for 1yr but have heard people doing the SMART visa and just doing a simple phone app for a business is all it takes... Perhaps the smart thing to do would be set the phone app company up to own the house and use that as well as the operations base? im to young for retirement visa so combining the house and this business for a visa seems like it would work great? anyone doing this? thoughts?*

Hi guys a quick question about investor visa.

I understand the visa needs at least 10 million baht asset from buying condo or bond, or fixed deposit account.

I have read some articles over the internet and cannot find the answer, does the condo part over cover brand new condos? Second hand condos aren't covered under this visa program?

I’m looking at leasing or buying land in Ko Phangan with an existing bungalow, with the view to build 2 more and rent out.

Some questions :-

1) I understood I can lease and form a company but I have now read that Thai gov changed the law in October 2022 and I can own the land?

2) are there surveyors that can check the existing structure

3) any recommendations for an English speaking lawyer in Ko Phangan

4) any builder recommendations?

All other thoughts appreciated! I do property rental in the UK so I’m not a newbie but of course it’s very different here!

Hello, My girlfriend and I have arrived in Chiang Mai to check out a building project her father started but ran out of money near completion, approx 45 million baht was put into it. It’s been sitting in the hills for 15 years and now we want to take on the project and I have been made power of attorney and have teh chanote deed. We need advice on what type of visas could we possibly be eligible for and considering the substantial amount invested already by the company does that allow for us to maybe be open any type of investors visa? a foreign friend of mine bought a couple of years ago a condo in thailand for 10 mill thb ++, he is holding currently a non-immigrant visa and bought directly from the developer. would he still qualify for an "investment visa" given that the purchase was made a couple of years ago?
