Hello, I have a question, what is it like owning a property/buying in Thailand and what step/law is required and what are the monthly cost. ?
Answer summary
Buying property in Thailand can be tricky for foreigners due to legal restrictions. While foreigners can legally own condominiums (up to 49% of units in a building), they cannot own land outright. When buying a house, foreigners typically lease the land for up to 30 years. Essential points to consider include the reputation of the developer, title documents, common area fees, utility costs, and potential rental management fees. Monthly expenses can vary widely but generally include maintenance fees, utilities, and internet. Caution is advised, as real estate transactions in Thailand come with complexities, and it’s recommended to seek legal advice.

Find a good woman u can trust, cos the alternative is illegal, either that or buy a condo. Building your own is complicated, buying new is simple, and can happen very fast, unlike the hoops and red tape you gotta jump over in UK for example.
I've built 6 villas and sold them, another one i bought n sold, I've owned condos and sold condos, ive built a resort n sold it. Don't believe all the horror stories, the only annoying thing is prices don't increase steady, and it can be very easy to lose money if you're only buying short term
I own 3 condos and 1 house, i leased land for the house 13 years ago, and the cost for house (180 m2 split on 2 floors) and lease for 30 years is for me around 4000 baht a month in a 30 years time, the condos i own until i die and my kids get them. Never regret any purchase..( Nongprue, Pattaya)
What about a house in a village (gated community) land is managed by a Thai corporation, technically is treated like a condominium, but separate houses or townhouses, for me personally storage for motorcycles, bicycles and secure car parking is a must, not available in any condominiums !!!
Come and stay for a few months and rent in a few regions. Then talk to a lawyer. If you come to Phuket I can recommend an ethical agent and a good lawyer.
Like to stay in the City - Condo in Bangkok, you own 100%
Like quite own a house - Hua Hin Pattaya, please noted that you own the house but lease the land for 30years. Check the trust project and developer you might got 30+30+30years.
Owning property in Thailand can be good, but you really need to understand what you’re buying before sending money.
For foreigners, condos are usually the easiest and safest structure because foreigners can legally own condo units freehold (within the foreign ownership quota). Houses are more complicated because the land usually cannot be owned directly by foreigners.
Some important things to research:
* Developer reputation
* Chanote/title documents
* Common area fees
* Utility rates
* Rental management contracts
* Hotel license situation (if it’s a condo-hotel)
* Resale market
* Whether the project is already completed or still under construction
Monthly costs vary a lot depending on location and lifestyle, but for condos you usually have:
* Common area/maintenance fee
* Electric
* Water
* Internet
* Air conditioning usage
* Optional rental management fees
One thing I learned personally is don’t rush because the sales presentation and the real long-term experience can feel very different. Phuket is beautiful, but due diligence is important.
foreigner can own Condo (not the land), the ratio is 49% of the units in that buildings can be owned by foreigner, so they have quota. Its still huge for foreigner to own Condo in Thailand. During purchase the only thing you need to do is to get FET (Foreign exchange transfer) certificate from Bank stating that all the purchased Money is bought from overseas (can be from any country no need to be from your country in passport) and there are many other ways to get FET as its not a big deal. Another thing you need to know is Freehold and Lease hold, most of the condo are free hold meaning you can own forever but there are some condo built on institute Land have Lease (39 to 70 years) after that need to pay extra to extend. For maintenance fee they have per SqM price, for example if you condo in 50 SqM, and the rate is 60 THB per SqM then you need to pay 3000 baht every month to building management (these fees are normally paid Annually)

foreigners can only own condos. They can buy houses, but the land the house sits on can only be leased. The maximum legal lease period is 30 years. Regardless what any f...g contract says that has no standing in a court, after 30 years the land owner can legally make you leave
Petr S. Van Valkenburg and such freeholds are only valid for 30 years, after this period the land owner has zero obligation to renew or extend, anything of that sort that got mentioned in a contract is illegal and has no standing in a Thai court
