What are the visa options for securing an LTR visa in Thailand if I cannot purchase real estate immediately?

If I have made my LTR non refundable payment of $1700usd to the Thai Embassy website too soon. Then I was told I need to have the Thailand assets like a Real Estate investment to get my LTR Visa. Since I do not plan to purchase real estate here for another year or so, What is my best Visa option to start and then transfer to my LTR Visa once I own my real estate here. Also will the immigration office hold my payment as valid for 12 months while I secure a seperate visa until I qualify for my LTR Visa? Thank you in advance. Great group ...

I've been told by an agent that are cracking down on the DTVs. The people that thought they got over are getting their applications checked post approval and are getting them rescinded. He recommended me not even pursuing one. The rules are seemingly changing midstream. Don't dshoit the messenger, just what I was told.

I answered that a farang cannot own land in Thailand. I did that because any of his endeavours as a farang could not occur. If he wants to own land in Thailand, there are dubious, complicated ways you can occupy land. He is clearly a novice. and would not make any progress. You have to be a Thai to get title to land you pay for in your name, or you could likely be scammed. How many times do we need to say that he did not say “land”. One of the options for an LTR is to invest in “real estate”. That includes condos, which are perfectly legal, and common, for farang to buy.

... I addressed the situation of a farang in the 3rd person I did not use any name on purpose.. I did not address anyone except a multitude of new persons, farangs who would like to own real estate in Thailand, condos, businesses,, shops etc. They are all in that category and appreciate guidance. The immigration office has nothing to do with your visa. You made a payment to the embassy so you need to ask them how long they'll hold your application. Each embassy sets their own policies and requirements. You should have researched your visa before you applied as you have to have approval from the BOI through their process before applying. That should have been clear on the online visa application when it asked for your BOI endorsement letter.

There's a very high chance that you'll lose your money, but the embassy is the only one who can tell you how long you have to complete your application before they cancel it.

You also need to complete your application and get approval from the BOI. They won't care that you already applied and paid at the embassy as that has nothing to do with them.
