Why do people advise against buying a condo in Bangkok?

I have DTV visa, a few days ago, I post this group about buying condo in Bangkok why everyone tell me don’t buy what is the main reason?? i see many foreigner by condo in Bangkok and doing great business. my question mark is why everyone suggest me don’t buy a condo in Bangkok??

"Doing great business"? They aren't... Definitely not in BKK. These must be some influencers trying to make some money on views or illegal commissions. You'll need an amazing product to make great business and most aren't or these are expensive and you'll not cover the costs.

Every crisis also brings opportunity. Right now, buying a condo in Bangkok can actually be a good move, because supply is outpacing demand, Developers are offering aggressive promotions and prices are more negotiable.

Of course, location and the developer’s reputation matter a lot. You should make sure that your investment can at least outperform inflation, which means choosing an economic zone with good transport links and nearby CBD areas. That way, even if you don’t plan to live there yourself, renting it out will be much easier.

(A good local agency can help with that — you just pay a one-month rental commission, and they’ll take care of your unit and tenants all year long.)

Buildings in Bangkok don’t stay new and in good condition for very long. Between the heat, the humidity, and the mold, and the advent of new bigger better buildings constantly being built and their units pre-sold for discounts, a condo in an older building is just not as attractive to buyers in the future. I lived in a building that was 10-15 years old and it was already falling apart and took constant maintenance.

You think foreigners are buying condos on DTV and making business? Nope. And if someone is it’s almost certainly against the law. Either running a business without proper visa, not having a business setup or running Airbnb illegally.

You can rent out your apartment , (non-Airbnb) but the rental returns in Thailand are terrible compared to the west.

Rent pay 20,000 or buy at 2m renting for 20 years at 20,000 is 4.8m. Better to buy if you will stay long term

I've bought one in a very easy to rent area of Pattaya. But I'm 46 and will be on a retirement visa after my DTV most likely. My advice is don't buy a condo that you're not prepared to live in.

Buying a condo in Bangkok is suitable only for personal, long-term living.

If you expect to sell later or make profit, resale will be difficult and returns are usually poor.

Anonymous participant Who is reselling? Look or ask in other groups. People will tell you they put property up for sale and not a viewing in months. Is it agents telling you is is a lively market? Why are there 500k or more empty condo units in Bangkok. Been plenty in the press about it in just the last week.

It depends on the reason. If you have the money and intend to use it a long time then why not. If it is for capital gain or rental income there are better investments. There are 100's of thousands of empty unsold condo's in Bangkok. There is a reason for that.
