My landlord is trying to register a TM30 online, but it’s saying that this house is already registered, so it won’t accept it. She can’t remember registering anything before . . . Any ideas how she can access her account or whatever she needs to do to get this done? Thanks so much in advance.

If i leave the country for a few weeks but keep my rented place while i am away, does my landlord have to make a new TM30 report when i return?

I got a new one year extension yesterday with adress report receipt which tells me to report adress again in 90 days as normal, but i leave the country tomorrow and come back end of month, i have been told by some that i then have to wait 90 days from my return before i do a new report. Can i do the report on my current given report date as that is easier for me, or do i have to do it after 90 days upon returning to the country (never mind that you can do it 2 weeks before and one week after the date, i just need to know what date i have to keep in mind, the one on my current 90 day receipt, or the one 90 days after returning)?

Good day! I am traveling back to Bangkok on a 30-day visa exemption under the test and go scheme. I am already aware of the TM30 process, but my question is: When should I apply for another 30-day exemption? Is it upon arrival at the airport? 1st day at the SHA+ hotel or can I do it even weeks after I arrived in Bangkok? Thank you 🙏

Not sure if this is visa-related enough but feel free to delete. I'm reading conflicting info about the TM30 process online via the Thai immigration website. For first time users, can you register online or should the landlord go to CW in person to apply for those?

And has anyone experience with reporting online AFTER 24h after arrival?

TM30 nightmares. Applying for an extension less than two weeks ago, manger never answered the phone and I managed to get the owner of the room on the phone with immigration, I was fined 800b. A couple of days ago the manager said she will do it whenever I enter back into Thailand. Now that she has looked at the online page and info, she is stating she will NOT do it and suggested I call the owner of the room, whom I have never met and is nearly blind. Owner of the room has no idea of the regulation, yet he spoke to immigration a couple of weeks ago. They are both playing the "I don't know, and don't want to do it card". What should I do? I just returned from Cambodia yesterday.
