TM30 problem – landlord refusing – urgent

Hi everyone, I need advice urgently 🙏

I’m in Bangkok with a signed 1-year lease, valid visa, and all my documents, but my landlord refuses to file TM30 or provide ID. Agencies I contacted say they can’t proceed without landlord documents.

I have:

- Passport & visa

- Signed lease (owner name + passport number)

I don’t have:

- TM30 from the condo

- Landlord ID copy

My school requires TM30 for immigration, and my deadline is 13 February.

Questions

- Has anyone solved TM30 without landlord cooperation?

- Can a condo juristic office file TM30 instead?

- Any agency in Bangkok that actually helped in this case?

- What happens if I explain this directly at immigration?

Any real experience would be greatly appreciated. Thank you 🙏

Hi does anyone have a contact to do the tm30? I need a contact to do the tm30 for the 90 days report, my landlord doesn’t want to do it, it’s been giving me excuses that he doesn’t have the password or that he is traveling so I need an agent or someone that can do it by today, thank you 🙏

This isn’t visa related but I wanted some opinions on being scammed on electric bills.. I have moved into a Thai house, owned by a little old lady. But my electric is 2000 every month, I only use ac at night & a fridge then regular lights / phone charging. I feel like I’m paying for the other Thai houses that are at the back of me too😅.

But I really like my house, and even with this bill it’s cheaper than other rentals on this island. But it’s a bit of a p*ss off to pay so much when I don’t use it. Is there anything I can do in this situation, or is it just a suck it up scenario if I don’t move? She’s ignored messages saying the electric is very expensive

My landlord is very uncooperative. If she doesn't file a TM30 upon my re-entry to Thailand, will this be an issue when doing the 90 day report?

Hi

With the online system being down for filing a TM30 my landlord is unable to get a copy of this for my covid extension.

My landlord is not in thailand. So what do i need to do to get a TM30. My landlord already filed my TM30 but wanted to extend it for the covid extension

Hello,

My landlady is stuck in Bangkok, I'm in phuket and I need a tm residency form. Is there anyway to get it without her having to be here to print one for me. Could I possibly get short term accommodation for 1 week and a new tm30

Landlord tried to register himself on line on Monday, he has not received confirmation email of successful registration yet? Should I try again for him or wait longer?

Hi all, am asking for a friend..her landlord doesn't want to do a TM30 for her bungalow as he isn't registered...but his wife has a resort nearby and could do one for there. My friend is intending to stay long term..we know it's not ideal but does anyone know if it would possibly be enough? Thanks for any information.

Hello Admins and Everyone,

I have a concern with the TM. 30.

I have read most of the posts here concerning filing the TM. 30, however I'm making this post because I perceive my issue is quite different.

I fully moved to a newly rented apartment in Bangkok on the 24th June and that's when I came back from a Visa run in Nigeria... Africa.

Since I came back, I've been trying to get my landlord to give me the necessary documents ( ie copies of his ID and House book with his signature) to file for TM. 30 but it has all proved futile.

I then downloaded the TM. 30 form... and requested him to fill and sign it but he said he can't do that too.

I asked him to go with me to the Immigration to file it or do it himself and give me the receipt and he still said No.

Just this Evening, I received a message from the caretaker that, the landlord said he can't provide me with the documents I need so I should move out.... apparently, I'm not the only one, we're about 3 foreigners facing this problem with the landlord.

MY PLAN:

I have decided to go to the Immigration with a copy of my rent contract and that of the apartment's advertising brochure which has the landlord's contact, address and the map of the apartment as well as my passport details to the Immigration tomorrow to file it.... and see what happens.

If they don't agree, I'll explain my situation to them.... because honestly, I don't have the funds to move out now.

MY QUESTION/CONCERN

In this situation what should I do?

Am I the one at fault here?

Is there anything the Immigration can do to assist me with the landlord?

Well, I have too many questions now.... I don't know what to do, I'm in a fix or maybe I'm confused.
