Anyone booked a hotel stay for one night to get the TM30 for 90 day report? My landlord is absolutely uncooperative regarding filing for TM30. Will immigration officer have issues with hotels for TM30?
Answer summary
The discussion centers on the challenges faced by expats in Thailand regarding the necessity of the TM30 form for 90-day reporting, particularly when landlords are uncooperative. Community members suggest that booking a one-night stay in a hotel is an effective workaround, as hotels are obligated to complete the TM30 process on behalf of their guests. It is emphasized that landlords are legally required to file the TM30 within 24 hours of a tenant's arrival, and some users recommend reporting negligent landlords to the police if they refuse to comply. Experiences shared vary, with some users reporting acceptance of hotel-generated TM30s by immigration officials, while others caution that inconsistencies may exist depending on location.

you can book a chepest hostel for 1 night without even staying there and ask for tm30. ask them for it at check in (you have to do check in and they have to copy your passport to do it).
He's doing some dodgy stuff if he's not doing TM30. My place do them and print them every time i leave and come back, which is a lot ! however they always put on the departure date and refuse to leave it blank, even though i have explained its optional. So they just need to keep doing it every few days. If they left it blank then they'd not need to do one unless i had another done somewhere else. They do not charge.
Hi Ashley, so I read this right? If I leave and come back I don’t need to fill new tm30 if I don’t stay elsewhere within Thailand? Just asking as my estate agent charges 500 baht to do
it’s just a box ticking exercise. My landlady didn’t even do mine for about 1.5 years, I had no idea because immigration didn’t even ask at 90 day reporting.
i know thats part of it but you really think no TM30 for half the year and one the day before isn't going to eventually raise a flag. # When they ask....what will you say? Its your resposabilty to make sure its done. Always has been.
If ur landlord won’t do it then tell him to give u the title for the home and you’ll do it online for him. You’ll also need his email and you’ll need to make a password for him. He’ll get a confirmation email and that’s it - you’ll then be able to draft it yourself on the government website
It depends the immigration. When I did in Khon Kaen first time they didn't accept my TM30 from hotel. At the end I paid 500 Baht for an agency to do for me. In Bangkok I think should be fine.
Hotels complete TM30, it is one reason they take a copy of your passport. Booking a night stay is a popular way of dealing with an uncooperative landlord.
