Singapore Airport letting people stay up to 24h as long as you are flying with the same airline. But in the transfer area

Just be careful to buy the all route with one airline, as this is the rule of Singapore

Entering through Poipet border crossing the only ASQ hotel allows is Tawarvadee Resort. The hotel is doing a pick-up from the boarder for an extra payment

I'm now in Phnom Penh and will arrive to Bangkok next week. She needs to ask for 45 days visa (can be extended with 30 extra days). But she needs to show flight back to Cambodia too and 1000 USD. The only flight now available is Silk Air/Singapore Air, but it's expensive (like 400 USD). She can also get in through Poipet but will need to stay in just one ASQ available expensive resort. If she comes thru poipet border crossing then she might not need flight back. Anyway she needs a tourist visa to apply and the COE procedure (if she is entering thru poipet then it's done by the Thai embassy, if she comes by flight it's online). She needs to do fit to flight and Corona test less than 72 hours before she entering Thailand. She needs to order ASQ and Thai Corona insurance for the period of staying. Can be done with money... It's should cost about 2000 USD in total (not including the 1000 USD cash that she has to show).

You did not read well.

I'm not advising you to go to lawyer for doing something illegal. Staying below the radar was the most important advise that I gave you for free. If you doesn't understand what is the meaning then you better don't open any business. Thailand is not Europe, its totally different. Staying below the radar means not catching no one eyes as lots of people will come to you (government people and others, especially in this crisis when people have no money).

I already wished you luck, but you better look the statistics on number of restaurants that are survived the first year or two, especially when the property is rented.

1. It has to be a local lawyer. And from the same province of the business.

2. Not a big firm

3. He/she is doing litigation too (not just consulting).

4. Consider a small business instead of a company. It keeps you below the radar. Personally I would choose to spend 500k for 5 years easy vip visa than this business visa based on investment.

5. To extend your business its always possible. It looks to me a real mistake to spend 3 million THB on business in a rental basis (as you are in the hands of the owner - he will up the rentals whenever he think you can pay). Start small and if you feel successful buy your own place and do the investment in your own property (real estate prices now are extremely cheap).
