Owning a condo does not give you access to a particular visa but might if the 4 new categories are implemented. However, the value of the condo for the new visas is likely to be more than entry level. But why 'predend'?

Can a Thai STV be changed to a non-immigrant visa if entering with an APEC card?

APEC card is not flexible. As Michael wrote, cannot change visa type and cannot extend. After 3 months, must leave Thailand

I drove CM to Pai, then the Mae Hong Son a few weeks ago. Excellent tarmac roads all the way, many dual carriageways, with a few twisties.

Can I extend my APEC Visa in Thailand?

It's my understanding that you cannot extend or change to another type of visa if you entered on an APEC card. I had this problem 3 years ago.

How can I expedite obtaining a Certificate of Residence in Thailand on a Non-O visa while needing a bank account for marriage extension?

I believe you have to be in Thailand for 90 consecutive days before you can apply for a CoR. It's often done same time as your first 90 day report, which has to be in person. In Bkk, I got my CoR at MTT, not CW. Mine took 2 weeks in the post.
