The main reason some owners are reluctant to do TM 30 is they are renting “off the books” and don’t want to draw attention.

Is it easy to regularly enter Thailand while renting a condo and traveling to other countries?

I don’t see any reason why you can’t rent condo for a year and come and go. Nobody cares. 99.9% of the time bit even immigration.

However- make SURE you turn off water to the unit when you head out. A burst toilet hose or something of the sort can ruin your whole day and leave you with a huge bill for repairs.

Then you need a permission letter from your ex, whom you share custody with. Have them sign it in front of a notary and email or fax a copy to you.

Only slightly more complicated than the permission slip required to send your little schnookums on a school trip to the zoo.

Yeah, the randomness of the enforcement is frustrating.

I believe European authorities are increasing their vigilance due to an uptick in trafficking caused by the massive numbers of refugees caused by the Russian war on Ukraine’s civilians.

Nothing new about it. You can thank divorce, custody battles, and human trafficking for the requirement, which is not uniformly enforced.
