Take longer since 2 month ago if amount above 30.000 bht,

About 4 working today (using transfer option not CB option might be faster but more expensive fees)

I always send rent and electricity slipt to the landlord every month.. ever happened landlord asked me to pay an electricity that i have already paid.. split payement is the only proof of payement here in Thailand

I was been refused to boarding in France for similar issue... Air France officer called Thailand immigration and the said that i will refused to enter in Thailand ..

So.. don't take risk.. just get new passport asap..

AirBmb or not.. its not allowed to rent for less than 1 month in Thailand without hotel licence.

So the duty of the management is to contact the owner and warmed it according the law he is not allowed to rent his room for short term less than 1 month.

Last step is to make a report at the police station.

Go to the immigration office nearby your place.

Then if you want to stay 30 days more,

You can do a visa run in Cambodia, stay few day and back by land.

property details will be listed on the FET.. must go to the bank with the purchase agreement. The bank will make the FET and cashier cheque according the amount mentioned on purchase agreement.

Must be send on the currency from the country you transfer the money..

Your bank abroad must mention the purpose of the transfer.

Your bank in thailand will the FET or similar.. with the amount of the purchase, origin of the funds with the exchange rate.

You need this document at the land office to transfer the ownership
