it was 30k baht to the agent (only 5k if not approved) plus 50k for visa fee

i tried to do it myself but when i got to the BOI website i got lost and decided it would be best to hire an agent. The fee was reasonable for me and well worth it.

In the US they get your property after the divorce. In Thailand they get it before you marry. If you’re not willing to give her the house, maybe you don’t love her that much.

only if I give them full access to my bank account, which I won’t

Yes, I transfer it in advance to my Thai bank account and it's there when I need it and I can instantly use it, rather than waiting a week for my bills to get paid.
