The website states you can only do it from your home country but this is not true, I got a TR from Hong Kong in 2021. You need to bypass the system and go into the consulate and talk to them. They advised me what I needed and I had the visa the next day. I do understand your in lockdown right now but give it a try once your out. They were very helpful in HK.

For basic dental you can’t really go wrong in BKK, the standard is generally very good. Price varies wildly though

What’s the deal with the 400k, you can take it out after you got your visa, does it need to go back in again every year when you do your 1 year reporting?

One of the most important things for the visa decision maker to see is strong ties to where she lives. If no job or house then you would need to show sufficient funds in Her Thai account for the trip, this cannot be a suspicious 1 off transfer from you. Even if you do that there are no guarantees. Previous travel also shows good visa behaviour and increases the chances. Good luck

I guess their only worry would be are you going to stay and get covid extensions again. If you have a departure flight then the that would solve the problem.

to be honest I didn’t look into it, a friend bought a fairy pricey condo and said it came with the elite visa. I guess it was included in the price and the real estate agent dealt with the formalities
