to be honest I didn’t look into it, a friend bought a fairy pricey condo and said it came with the elite visa. I guess it was included in the price and the real estate agent dealt with the formalities

The PE visa is free and no application fee. Joining the Thailand Elite program however requires minimum 600,000 baht payment for easy access 5 years membership.
not sure what you mean by a "regular thai visa" as there are many different types, including the non-o and for that there are well over a dozen reasons to get it. All with different requirements. If you are referring to the non-o based on retirement then yes, being over 50 is one of the requirements.

I paid 4000 to get my tourist visa extended, without an agent 1900. Doing it myself required me to make 3 freaking trips to the visa office, 1) didn't have the right paper, 2) can only extend 3 days before expire, 3) ....
Using an agent makes immigration freaking easy... Its not always about being illegitimate. Sometimes its about convenience.
I only have to go once a year. I have a list of what I need to produce, I make an appointment, and the process takes about 30 minutes. It honestly doesn't cause me any grief. I see many people complaining about the immigration office, but I've never had any bad experiences. Certainly not enough to hand my passport and a stack of money over to someone I don't know! But..... it's each to their own.
even a visa via an agent requires you to meet the basic criteria (over 50 or married). Some people aren’t either. Not many options left and is hassle free for the term length. For some that price is worth it.

The 20 years one is not a bad deal especially if you regularly fly in and out of Thailand
ahhh that's a different program. You'll need to check all the requirements. If you're too young for retirement, Elite is the cheapest long term visa Ive ever seen except India
for some people it’s a option to allow them to stay long term, but they don’t qualify for retirement or marriage options.

You are probably thinking of a retirement visa. Thai Elite is just a one and done payment for the program, which includes the 5,10, or 20 year visa and various perks depending on which one you get.
Then you don’t need the elite visa. You need a retirement visa. I’m not sure how many people in this group have a lot of experience with that, but there are other groups on FB that have lots of knowledge on the subject.
