Yep, I checked also: "Foreigners in the Philippines are limited to owning condominium units and cannot own land, except under specific circumstances. They can own homes on leased land or under their Filipino spouse's name. "

For all the moaning that old farangs do in this group about Thai girlfriends/wives, rest assured that Filipina girls are even LESS trustworthy AND much more likely to get pregnant (by some other dude).

interesting! I've been to 11 cities across China but never knew of any expat retiree communities. In many cases, I was the only visible foreigner, even in cities of 10 million or more. Admittedly, I haven't been there in about 8+ years, so maybe things are changing...
