I have heard of more and more people being given a hard time when travelling solo, without use of an visa run agency. I would just use a agency and take a seat in a van, and use that time to catch up on sleep or get some life admin done. I like to ride my motorbike, but I have twice booked with an agency, and said I'd meet the van at the border. Once to Malaysia, and once to Ranong. Everyone gets given a visible badge or something to wear around their neck to show you are with an agency and therefore 'pre-paid', and pre-checked infact, and you get rushed through, usually at lunchtime while the senior staff are out for lunch.

like I say, thank the buddha you aren't cursed by the mental illnesses of addictions. Your naive and dismissive response suggest you have not even experienced addiction in others. You are probably the type to tell a manic depressive to 'snap out of it'.

No its really not a concern, and shouldn't have to be. Sadly this case won't be looked into and this mans genuine and minor mistake will recieve punishment far greater than an intenional overstayer of up to 3 years - over 1000 days. So stop it with the "go back to your own country" because I maybe missed a visa expiry by any amount of time, while 'your' (Thailand's) immigration and police departments are the most flagrant abuse of power, and corruption and supported by the govt. For every dickhead like you, there is a decent and reasonable Thai, experiencing immigration issues somewhere in the world, and i hope nobody is shouting 'go back to your own country'

there are ways and means of buying, owning and selling property and land, on paper (if ever under scrutinization) and in practice, if you understand and are happy with these 'ways and means'. I wouldn't use up my entire life savings if I might need it back in a hurry. I have heard the phrase "only if you can afford to lose it".

I'd be more concerned about the value for money on any '30 year lease' versus 'buying' or 'not buying', and any rules/restrictions about construction/renovation or even simple DIY like changing a light fitting on the property.

'Deporting' ?? You mean returning you to your country of departure ?

You make it sound like an armed hostage situation.

And yes, you need to have outbound travel plans, and ticket booked, within the date of visa expiry. 'proof of onward travel'. Has always been the case.

there is a rule of only 2 land border crossings in a calendar year. And I did read that immigration would prefer you to use and pay, a visa run agency. And they will be getting tougher on solo runners to push traffic that way, as they can then demand a bigger fee from the visa run firms. I think it was the northern border in particular. It has been mentioned on this or other groups.
