My wife and I are planning our second retirement in Pattaya early next year. We are planning on entering on a 60 day tourist visa. We are planning on applying for a wealth visa after arrival. We will have a 30 lease agreement from our son and daughter in law which is Thai. My son is on the lease but will not live with us. We are 80 and 78 years old and have $100,000 set aside in a US bank account for the past year. This is a requirement if you plan to being self-insured. We can meet the requirements as for as income. We don’t plan on returning to the US anytime that year but staying in Thailand. Is this possibly or should will apply for a 5 year elite visa and after 5 years get a wealth visa.

We need to open a Thai bank account but plan on having enough US funds to live comfortably for the rest of the year if need be. We have a small Yorkie dog that will be with us upon arrival. My son which has now three condos, says we should be able to do this with a good agent. We were in Thailand last year for 7 weeks.

Thank you.

Hello everyone 👋

My wife and I, along with our four children (one of whom has special needs), are planning a long-term move to Thailand in early 2026. Our son with special needs will be receiving stem cell therapy in Bangkok, and we hope to settle down long-term near Jomtien Beach, Pattaya.

During his therapy sessions, I’ll be traveling with him to Bangkok for a week at a time, while the rest of the family stays in Pattaya.

My wife is a disabled U.S. veteran and receives a guaranteed monthly income of about USD 4,500 (~166,000 THB). We can provide full documentation of this income, along with supporting bank statements.

We’re currently trying to figure out the best visa pathway for a family of six that:

1️⃣ Accommodates dependents (spouse + children),

2️⃣ Doesn’t require a large upfront 3-month bank deposit, and

3️⃣ Allows long-term residence with minimal renewal hassle.

If anyone here has experience with family moves like this — or can recommend a reliable visa agent or immigration lawyer who handles complex family or medical cases — we’d really appreciate your advice 🙏

Thank you all for your time and any recommendations you can share ❤️

Hi I’m interested in applying for the DTV visa for Thailand and wanted to ask who can help me with the process and how much it usually costs.

I’m looking for a trustworthy person or agency to work with — would really appreciate any recommendations.

Thank you so much🙏

Just retired with TP Gold visa and now getting all the paperwork sorted out for a long term stay

Got 10 year rental agreement for a house and got issued yellow house book and pink id card at the local city administration (Amphur)

Next step is drivers license, need to take a test and get a medical certificate but think the TP visa plus pink id card and yellow book is ok as documentation basis for application

Just one question if anyone should have same issue, my rental agreement and yellow book does not show same address. Owner of the rental house is not very cooperative so relatives of my late wife (I am now single and intend to stay single) organized it on their blue book. It included interview at the Amphur and some paperwork. I was informed at the city office that the 2 addresses don’t have to match as many Thais are registered one place but have actually moved and live/work in another place

Any comment or advice anyone, I was married for 37 years and the wife took care of everything, now I’m on my own and need all the advice I can get

Agent recommendations in Hua Hin? 🙏🏻🏆

Situation: Changing from business visa to retirement visa. Meet all the requirements, got the bank funds etc, got all the paperwork, confident could easily do it myself.

But .. always nice to not have to wait in every line and get possibly hassled about every 'discretionary' detail. Take a nice agent friend have it all go smooth.

Thanks for sharing resources that you found useful!☺️

Hi Everyone

I'm looking for a visa service, I'll require help with opening Bank account, transfer my Australian Driver's License and my first one year extension.

I'll be arriving on a 90day non-O visa (already obtained). Any recommendations and costs if known would be appreciated.

TIA
