Hi everyone, I have a few questions:

1. After switching to eVisa, does the applicant need to be physically present in the country where they are applying? Can someone else apply for them from another country? (Both of them Not in Thailand)

2. If you leave and re-enter thailand without staying the full 180 days, does the 180-day period restart or accumulate? Or is it unlimited entries and exits within the 180 days from the first entry, with the requirement to leave or extend the visa before reaching the full 180 days? (The current extension policy seems unclear?)

3. Here’s the revised translation for the third question:

3. After obtaining the visa, is there a specific time frame within which you must enter Thailand?

Thanks 🙏

Hi guys , regarding tm 30 . My friend rented condo in jomtiem. The agent said landlord will charge him 300 baht if I leave country and as I’ll need another TM30 when he return’s. Question is , he intends to travel to change mai , bangkok , samui etc on different weeks. Is there a requirement to re do the TM30 with condo landlord every time he returns from

Internal Thailand visits or does the original condo TM 30 one stand. I know every hotel

I go to will do one , just if I have to get landlord to do it again when I get back to jomtiem . Plus he will be doing a visa extension so don’t want to mess up the TM 30 report for that in November . Advice appreciated. He would ask agent but thinks they will take every opportunity to fleece him. Thanks

For those who want to open a bank account I want you to watch this to pay very special attention to: 12:00-12:15

“What triggers expatriation into thailand”

“Opening a bank account and trnasferring funds into that bank accout”

This is how I take that.

1. If you make a bank account here, it is purely to make your tax simpler/easier. I’m going to call an accountant tomorrow to see if we even need to lodge a return if we don’t bring any money in, but I assume we do over 180 days. If someone knows, please comment. I would prefer not to have to make a return if not needed.

2. All your spending should be with revolut and wise to not trigger expatriation. Do not just simply transfer money into a Thai bank account willy nilly. Only transfer money in you expect to be taxed. So 149,999 cap if you want to do it tax free.

I’m not sure if Western Union counts but I might even take that out somewhere else in the 6 month break.

Hi OA Retirees in Thailand,

I'm assuming once an OA visa is expired, it cannot be renewed. It can only be re-applied.

Please correct me if I'm wrong. THANKS 🙏

So I checked the link below for applying for OA VISA again which seems to be the official Thai government info:

[members only]

...according to this page, a few things seems to have changed in the last few months, including:

- no 2 month advanced deposit of 800 K to be in the bank

- Zero documentation on residences & rental status

- A personal data form 🤷‍♂️

NOT SURE WHAT THIS IS...???

can anyone explain please?

am I correct or do the above still apply?

thanks in advance... 🙏

Looking for annual rentals in Bangkok Which condos are considered well built? Is construction year important? Does the rental amount include utilities such as electricity? Thanks for the feedback.
