if you get an informal Ed visa, for doing say a beginners course in Thai language or muay Thai, you only need to attend school a couple of days a week, for a couple of hours, and some say you can do part of the course via a group zoom lesson.
There are very few agents outside the tourist areas that I'm aware of, there are lots of visa agents in the tourist areas, such as Pattaya that would assist you with opening a bank account.

if you buy a car or motorcycle privately, what documents do you need to change the ownership of the vehicle?? I have heard about needing a residence certificate, a signed copy of the passport, if it's a foreigner, or Thai ID for a Thai, fill a form out, and maybe have an inspection at the land and transport office, I assume it's all done at your local land and transport office, where your residence certificate was issued.
it says if you have already got the requirements, definitely worth checking them out for a quote, I've never used them, but I've heard of them, and I think they have got an office in Pattaya.
shop around in Pattaya, the price for a first time retirement visa seems to vary a lot, I've heard anything from ฿23,000 all the way Upto ฿40,000, but the renewal seems to be ฿13,000 to ฿15,000 so go around and get a few quotes.
where did you open the accounts on a tourist visa?? I was told by bank staff, it's not possible to open a bank account anymore on a short term visa, so I contacted an agent. I've heard other people saying the same thing, cannot open an account on a short term visa, but if they got a resident certificate, and a cover letter from immigration, saying they need to open the account to deposit the money for a long-term visa, they then allowed them to open the account, so the requirements must be different from bank to bank.
I've heard of people getting a resident certificate, along with a cover letter from immigration, to say that the person needs to open a bank account, so they can deposit the money for long term visa purposes, I'm not aware of saying anything about having a good character 😂
there are many cases where the landlord wouldn't do a TM30, and also will not go to the immigration to sort it out, so then you're on your own, the tenant then goes to the immigration office to explain, sometimes the immigration officer will ring the landlord, that's if they answer the phone, and tell in future they need to do a TM30, the officer then explained that unless YOU!! pay the late filing fine, you won't be getting the extension that you need, that is the reality of it, so you can't just say it's the landlord's problem like you're saying, because they put it back on you.
