True, but the 1st time you switch from a Marriage based extension to a Retirement based extension, at least in Jomtiem, you need to provide your marriage certificate and wife's house book. That is why inquired.

In addition to updating the book do you also need a letter as well from the bank to certify the 800K?

Do I need a Power of Attorney to file a TM30 in Bangkok?

There is a power of attorney form. I used it which allows you to do a TM30 if your landlord can’t or won’t do it. As everything is, it is dependent on what province you are in.
