The insurance you have might not meet the criteria for a non OA however good it might be. I would opt for the 90 day non o based on being over 50 but get it before you come to Thailand. With this visa it will be easier to open a Thai bank account and deposit the required funds for 2 months + before applying for a 12 month extension. You may wish to then get your next 12 month extension based on monthly income of

+ baht every month for 12 months showing as coming from overseas. Don't forget that you have to meet the requirements if your first extension and keep 800k baht in your account for 3 months after application granted. Them it must not fall below 400k baht for the rest of the year. Whether you make it back up to 800k baht 3 months prior to needing a new extension (in case monthly payments go tits up) is up to you. That is what I am going to do. Always have a plan b and c.

I use Wise to transfer monthly payments from uk to Bangkok bank using funds for long term stay in Thailand. This has proved the most reliable way if getting transfers to show as international or FTT.

not everyone is entitled to 60 days Visa exempt. If you are not then the 60 day tourist Visa is good for you. It is not valid for 90 days but you can enter Thailand at any time during the 90 days to get your 60 days. There is nothing confusing about it.

not true. You can apply for a 90 day non o Visa from home country, come to Thailand, open a bank account and then meet the requirements fior a number of 12 month extensions 2 of which are being over 50 and married to a thai.

You should have applied for 90 day non o visa, got the money in a Thai bank account which that visa makes easy and then applied for 12 month extension based on being over 50.

when you go to get your newxextension many offices will notice you have not done 90 day report and could find you 2000 baht. If you continually leave the country within 90 days then it starts again when you re enter. If you apply fir new extension without up to date tm30 then, at best, you will get a ticking off.

Get the documents required from your landlady and register in her name so that you can then upload your details and file tm30 yourself. It takes a few minutes and my landlady is delighted she doesn't have to do it every few weeks. Yiu can then file 90 day report on line with no problems .

you may be assuming wrong as my ifficexand others require new tm30 after each domestic stay that files a tm30 for you. You also need to do tm30 and have the same address when you file tm47 on line if that is what you do.
