A new TM30 must be filed only if your return is outside the time window of your original TM30 registration. Assuming you are returning to the same address. A new address always requires a new TM30.

Each bank branch may have different requirements for account openings. All the ones I’ve seen require a certificate of residency together with a 1 year lease.

Retirement visa with extensions can live continuously in Thailand, can get bank account, 5 year driving license. Must be 50 yrs or older.

DTV must leave Thailand at least once per year, most leave twice. No bank account, no 5 year driving license. Only valid for 5 years. No age restriction.

nope. Under the 1979 Immigration Act “Section 38. The householder, the owner or the possessor of a dwelling place or a hotel manager, who takes in, as a resident, an alien with permission to temporarily stay in the Kingdom, shall notify the competent official at the immigration office located in the locality in which the house, dwelling place, or hotel is located within twenty four hours from the time the alien has taken residence.”

No mention in law of any returning to the same place doesn’t require registration.
