Do I need to submit a new TM30 form every time I return to Thailand on a retirement visa?

Hello!

I have a 1-year retirement visa, a multi-reentry permit. Please tell me, when I return to Thailand, do I need to register with the immigration and a new TM30 form every time? My address does not change, I have a 1-year lease contract. Thank you!

Its a website, but you have to register the owners house with his housebook and ID first and once you have your own login to the site you can register your own TM30 every time you need it.

great thanks it’s my house but in my wife’s name of course so I can just use whatever information she has in her blue book and I’m assuming that will suffice. Thanks for the info.

a long term lease often works but if not just ask the landlord once for copies of his documents to set up the account

Completely depends on your immigration office. Most want a new TM30 every time you re-enter Thailand. Some even want a new TM30 every time you travel within Thailand. While some don't need a new one for either as long as you return to the same address.

actually the rules say you dont need to notify via a tm30 if you are returning to a registered location within the checked in period. (Changed

). So if your tm30 has a null checkout date its not required under the rules. That said many offices will insist on an updated one when physically interacting with them and the form has to be shown. I never bother during the year for my 90 day reports, but do an updated one for my anual extension of stay.

nope. Under the 1979 Immigration Act “Section 38. The householder, the owner or the possessor of a dwelling place or a hotel manager, who takes in, as a resident, an alien with permission to temporarily stay in the Kingdom, shall notify the competent official at the immigration office located in the locality in which the house, dwelling place, or hotel is located within twenty four hours from the time the alien has taken residence.”

No mention in law of any returning to the same place doesn’t require registration.

there was an update published in the gazette on 16th June 2020 enacted 30th June 2020 removing the need to reregister the foreign national after temporary travel if returning to the previously registered address within the validty of that notification. It wasnt well reported at the time. And length of temporary travel is ambigous.
