Most will tell you to be very careful about buying anything , might want to chat with a thai lawyer, much cheaper to pay a little beforehand than a lot after. Many will tell you to rent, it's cheaper easier in the long run, if something goes sideways not so much loss. I'm retiring here on and off, won't be buying anything.

I checked online twice a day,it eventually showed granted at 10 p.m. on a sunday.tgey will email your visa.not sure if they'll email you need to send them more info.i did mine in Hanoi,took 6 days

bht, fee for visa was 320 ish, pretty cheap. They'll let you spread Muay Thai over a year or more.

you get 5 years, can stay for 180 days , go come back as many times as you want , get 180 days. If your there 90 days have to report like any visa. They said I paid for 365 days of lessons.

I'm in Hanoi waiting for mine, it's supposed to be fastest, easiest, along with info, can stay in Bali. 310 USD . I chose a Muay Thai school in Chiang Mai , it makes process much easier, faster I've been told.
