please, use correct wording: You again said "from Non-O to a retirement visa" . . . . .NO, that's not what you will be doing. You are converting from a tourist visa to a 90-days retirement visa and from the 90-days retirement visa to a 1-year "extended stay permit based on retirement". A stamp from Immigration which is NOT a visa. Although it needs to be said, that Immigration in their bad English call it "visa extension", despite the fact they are not extending any f...g visa, but they are extending a stay permit. Your mix up of terminology is the only reason for the many misunderstandings you are confronted with, and listening to people who use the same wrong terminology doesn't clear the mud, either

and please keep in mind: in the case of your demise, opening your Thai Last Will is not enough. Every Thai Last will must first get approved by a court order. This might take up to six months! Make sure your beneficiary and the executor are aware of this

I did my Thai Last Will using this template. I changed the text into my own wording, listing all my assets in Thailand, naming the beneficiary (my Girlfriend) and naming the executor. Then I had my English text translated into Thai by a translator who is acknowledged by my embassy in Thailand. Then I, two witnesses and the beneficiary, we took three copies of the Last Will to the local Amphur, had each page read out aloud, signed by everybody, and had signed & stamped every page by the Amphur headman. He told me that the Thai translation was perfect and on the spot! He then put one copy in an envelope and sealed it, this one stays with the Amphur. The other two copies my GF and me took home.

I never used an agency for my stays in Thailand, I can get my yearly extension of stay all by myself for 1900.- THB

no, he wrote he is importing lotus (fruit flower) concentrate, not coffee. Which doesn't make any f...g difference: He needs a FDA permission nevertheless. His friend can't just show up at the BKK Customs and declare a suitcase fulla lotus concentrate.

so you already got your company, got 2 million Baht shareholder funds, got a Non-B visa and a work permit which will allow you to supervise the four mandatory Thai employees. If they can't read, buy a VASCO V4 speaking translator. You got a supply line and all legal permits to start into the business. Go ahead and open that coffeeshop in Chiang Mai. But be careful, you are not allowed to put a hand onto anything, your work permit doesn't cover an occupation a Thai could do. Sometimes there's people out there who envy what you do, and would take any chance to shoot pictures showing you emptying ashtrays and putting up the chairs at closing time, only to report it.
