It sounds like she’s on the chanote as the owner with him registered as a lessee. Land offices won’t allow a foreigner’s name on a chanote as the owner. And, plenty of reports of seizures is far fetched. When that happens a sale is forced. The government doesn’t typically just take the house.

third world countries ceased to exist over 30 years ago when the Cold War ended and Thailand wasn’t even a third world country then. Thailand was a first world country through SEATO membership. not necessarily. The income is reported on the 1040 tax return. The asset itself is reported if it is valued at $200k or more ($400k if filing a joint return).

the remote working basis is strict because it has to be for a company that has earned 150m/3 or publicly traded in addition to salary requirements. It’s not just “based on remote working”.
