Hi. New to the group and unfamiliar with how the country works. How easy/hard is it to move here from the uk and buy a property outright and live here permanently? Guessing what I read on official websites and the realities are two different things. I’m on an Irish passport and the wife is on a uk passport. Thanks

Hello evryone.

I am looking for an English/American speaking realestate lawyer in the Hua Hin area or anyone with a wealth of knowledge in the purchase of a home. I would like to set up an appointment for July. I will be there for the July 4 weekend, in Thailand between 1 & 18 of July. Thanks.

I'm a bit stuck with wonder if anyone can help with some advice.

My plan is to purchase property with my wife, so I need a bank account. She will purchase in her name, and offer a lease with a loan to give me some security. I'm chatting with Pattaya agencies to assist with getting a bank account. I've been told I can't get a bank account on a visa exemption because I'm under 50. So - I need a visa first, yet visas often seem to need a bank account!

My circumstances:

-British Citizen, under 50.

-Married to my Thai wife 13 years, dual nationality.

-We live in the UK

-She changed her name to English name on both passports + Thai ID

-But- we don't have a marriage certificate in Thailand

-Child born in England, dual nationality with full passport+Thai ID

-Only on visa exemption

Problem is - I don't think any of the visa categories work.

-Marriage visa - requires money in a Thai bank account, and a house book entry

-Retirement visa - not old enough

-None of the work visas make sense, I'm not working.

1. Can foreigner buy properties with foreclosure in Thailand?

1. If can, where we can find the property infomations? On bank websites?

1. Whether the foreigner who wish to buy property(especially by foreclosure) will be helped with the thai elite visa?

1. Any professional/trusted lawyer recommended?

Ok I saw the question asked about transfer for condo purchase.

However, my bank will only do international transfers if I show up at a bank branch, which is not practical.

Does anybody have experience using Wise (or similar service) to transfer the money to be used for a condo purchase? Is it possible to use Wise (it may be my only option).

Over the years I have seen and heard many horror stories from people purchasing property here in Thailand. Can anyone in this group share any positive experiences they have had with buying a home?

I understand the laws, I’m just curious about the people who are happy with their homes and have no regrets.

Would really appreciate your views on purchasing a property in Thailand, namely a villa to be used as our own forever home

If we find a rental villa that is as near to perfect for our needs (location/ lovely immediate area, good transportation network, pleasant local community etc) if we were to rent it every year, it’s fair to say the rental costs will increase (potentially each year)

Add the cost of renting for say 25 years, it soon adds up, then add into the equation the owners could tell us to leave at short notice

Purchasing such a property should give us some security and long term could (I think hence asking) work out a lot cheaper

Other than than in years to come your visa being revoked/ refused is there anything else I should consider. I know as foreigners we are not allowed to own the land so I guess it would be a leasehold arrangement 

We are not the sort of people who want to keep moving, once we have found an area we love, we typically settle long term (current home 30 years)

So, please, what are the benefits and pitfalls of purchasing a property in Thailand

May I get any advice as to the best large sum money transfer services for US dollar transfer to a Kasakorn bank account? (My Thai wife of 13 years, and I hope to purchase some property/condo while exchange rates are goof and prices remain slightly depressed)
