Hey guys, I’m coming to Thailand on a 2-month visa and running into an issue finding a condo; most places only offer 6 or 12-month contracts.

The websites I find for renting require 1 year rent always. I expect some private groups on facebook for example where it would be easier to find but I do not know any

I'm planning to spend the Australian winter and summer in Thailand (about 90 days each time) and return to Australia for autumn and spring to maintain my Australian tax residency (since I need to be in Australia for 180+ days per year).
I'm looking for advice on:
1. Visa options – What’s the best visa strategy to cover two 90-day stays in Thailand each year? Would a tourist visa with an extension work, or would a multiple-entry visa be better?
2. Short-term condo rentals – Any recommendations on good platforms or specific areas for short-term condo rentals (90 days) that are reasonably priced and well-located? Ideally, looking for somewhere with good amenities and reliable internet.
3. Best areas to stay – I'd also appreciate suggestions on the best areas to visit and stay for 90 days at a time. I’m looking for a mix of comfort, convenience, and things to do (e.g., beach access, cultural sites, good dining options).
Ladies and gentlemen, just arrived in Bangkok. Begun work on the visa extension with ThaiVisaCentre. Now, for a place to live full time. Seeking a condo. Can anyone recommend a good, reliable property agent to work with?

After getting the Visa, I realize there is more things that need to be taken care of. I’m hoping to get some advice on finding a long-term apartment in Bangkok. We’re currently living abroad, but we’re planning to spend two weeks in Bangkok to search for a suitable place before making a longer move.
I have a couple of questions:
1. Did you use a real estate agent/fb group to view photos and get information on multiple apartments before visiting them in person? Or the only reliable way is to go directly to different buildings and discuss your requirements with the building staff?
2. If you’ve had experience with this process, I’d really appreciate your insights, especially since we need a pet-friendly apartment, which may make things a bit more challenging.
Just to clarify, we don’t intend to rent an apartment “online” without first visiting it ourselves. Our goal is to maximize our options during our time in Bangkok so we can efficiently explore and evaluate different places. Any advice on how you managed this process would be incredibly helpful!
