TLDR : Answer Summary
Expats seeking house rentals in Thailand can explore several effective resources. Recommendations include using Facebook Marketplace to find listings and directly visiting building juristic offices to inquire about vacancies, which often leads to better deals and clearer communication with owners. It's advised to determine specific areas or BTS/MRT stations in Bangkok for targeted searches, as many listings are available via signs in front of properties. Engaging a Thai-speaking person can also help negotiate better prices. Popular platforms like Fazwaz and local Facebook groups are also mentioned, but direct communication with owners or juristic offices is emphasized for a smoother process.
These groups are usually full of agents.....do some leg work decide where u want to stay Or which BTS/MRT station u like (if in bkk) walk-in to the building and talk to the juristic if any rooms is available for rental and pricing ......deal direct with the juristic or owner trust me u will get a better deal and inquiries and problems can be solve between u and the owner for example TM30 , owner's bluebook/IDs for immigration purposes.....walk away if owner is not providing those ....I will not call it a scam but many have been promised by agents but in the end the owner doesn't want to provide those after deposit have been payed....so its better to deal direct with juristic Or owner my 2cents
Find your preferred area and have a drive round as most Thais put a notice up with a phone number. I recommend a Thai person to call as inevitably there will be 2 prices.
I don't know about which group you should join but you could switch your location on FB Marketplace to the location you want to live and I'll bet you find many places to rent. That's how I found my last house in Pattaya.
