Hey guys, I’m coming to Thailand on a 2-month visa and running into an issue finding a condo; most places only offer 6 or 12-month contracts.

I’m a digital nomad, so I was wondering if it’s possible to extend or switch to a longer visa after arriving in Thailand? That way I could commit to a longer lease.

Would really appreciate any advice or experiences

thanks! 🙏
Answer summary
The user is seeking advice on whether they can extend their 2-month visa or switch to a longer visa after arriving in Thailand to facilitate a longer condo lease. The community responses highlight that the Digital Nomad Visa (DTV) cannot be applied for within Thailand, indicating the user needs to apply from outside the country. Many users suggest looking for short-term rentals on platforms like Airbnb, mentioning that some hotels also offer nightly rates. Additionally, the discussion touches on the challenges of finding rental contracts shorter than 6 or 12 months, the legality of short-term rentals, and the need to address visa arrangements before traveling.

Condos are for long term.

If you can’t do long term you’ve got 3 options.

Apartment

Airbnb

Hotel (wow who would have guessed)

In Chiang Mai, there is no shortage of places that will do month to month and there is plenty of availability now we are out of high season.

General rule of thumb is to sort your Visa before you enter Thailand. To do otherwise is to limit your options. Most landlords will only offer a 12 month contract. But with the rental market slowing appreciably, 6 month’s should be easy to come by. That said, tipping into low season a month or two commercially should be easy to come by out in the holiday sector and affordable enough. Good luck

Just google DTV requirements Thailand. 500k thb in bank and Employment contract or employment certificate in their country or professional portfolio showcasing digital nomad, remote worker, foreign talent or freelancer status. And can not apply from inside Thailand. And there is absolutely no problem finding apartment on 1 month lease, they just cost extra vs 1 year. Under 30 days are illegal to rent out in Thailand, only hotels can do that.

Local hotels charge between 500 and 1000 baht. 15.00 to 30.00 US dollars per night.

EmeraldWolf7059 profile photo is of my Thai rescue dog and my Romanian rescue dog. That's my choice but I don't use a fake name. You complain I'm not "open" even though it shows my name, whilst you hide who you are, then go reporting people. Nasty.

Airbnb is too expensive. You will save a lot even if you spent first week in good hotel.

The DTV for digital nomads cannot be applied for within Thailand so you would have to leave, apply and return.
