Non O 90 days visa is it possible to get one once a year?

I am now on non O 1 year extension until September 26 2026.

After 3 months in Thai, on that extension, I do not really see why would I be in Thai for longer than that.

While on that Non O extension, I got my Yellow Book, Thai Pink ID (for foreigners), Thai Driving licence and Kasikorn bank account.

I own our condo in Bangkok, no rent. Never change my address, no new TM30.

The scenario would be: stay in Thai July-August-September (on the current Non O extension), return to Japan (where we own our condo) and come again (after that Non O exipres) for 60 days visa exempt (January-February).

Then, apply for another Non O to stay in Thai 90 days (July-August-September).

My wife, (local marriage in Thai) is Thai national.

Can I get a new Non -O every year, once per year , and then return after several months absence from Thai, on a 60 days exemption?

That way, I think, my 850K THB in my Kasikorn account could be used for daily expenses, might last for years. Not frozen with the bank and Immigration, while I do not want to be in Thai for the whole year.

We live in Japan, the place is as central as the Lumpini park in Bangkok, a desirable place to live at.

Im currently in Nakhon Ratchasima after arriving by air into Suvarnabhumi BKK. I’m on a french passport with a 30day visa exemption stamp.

I’m staying at my wife/‘my’ house.

A friend as said I should be registered with the Local immigration office ? As a foreigner staying in a Thai house.

Can’t find any info on this as most is relating to resident visas.

Can anyone clear this up for me ?
