Despite what people don't do or have experienced, to file in the TM30 is mandatory (and yes, you, the tennant, gets the fine as soon as you go to immigration, or are pulled over. And yes, as long as you are not going to be involved with immigration, there is no real need. But again: it is mandatory)...
Same discussion goes for carrying your passport when leaving your hotel. Also mandatory. But most people will say: "I always carry a copy. Never had a problem"... It still is mandatory...

I have my own condo, so I do my own TM-30, once in a while.
The problem comes when I stay in a hotel overnight, and then come back to my condo. Sometimes I forget to re-do the TM-30 for a few days.

Not true. The traveler can be fined for something the landlord was supposed to do. That’s why it’s advisable to get a copy of your TM30 before you go to Immigration.

Usually you need a TM30 when you are due to a Visa extension, when you do 90day report, when you need a certificate of residence. My IO also requires it to buy a visa re-entry permit

I once went to immigration for a 30 day extension on my 30 day tourist visa and I did not have a TM-30 because we were staying in my Thai wife's apartment. Lady at the desk asked for the TM-30. My answer was "Do not have one. She helped me fill one out with a few questions from my wife and 30 day extension was then granted. That was in Chiang Mai one year ago

They can be very strict, I had to go to immigration for simple residence certificate because I want to get drivers license. My landlord had done late TM30 and I was told I had to pay the fine for his delay.

right, but crucially that doesn't matter. It only matters when you actually get to your place of residence. You could have travelled elsewhere in Thailand, then arrived yesterday. Especially as many offices require that people do another TM30 after travelling domestically. They have no feasible way to check this because really a lot of hotels don't bother doing tm30s. (Some do, though, but it's a mess)
My wife runs into this sometimes with her Airbnb: when long term guests go to Pai (which is a different province from Chiang Mai) then they sometimes need a new TM30 for her place in Chiang Mai before extending their visa.

it's a requirement,by law! And it is your responsibility to make sure the hotel or the landlord has TM30 registered you. That's why YOU pay the fine, not the hotel or the landlord, if caught out without it. Actually if you are checked by the police anywhere in Thailand and they find out that you have no TM30, you can be fined for up to 5000.- Baht! Most people are not aware of this. . . .If you are caught out on Immigration, the maximum fine is 2000.- Baht. And you can't leave the Immigration office before you haven't paid the fine! 🙂 . . . the only advantage you got is, if you don't have any business on Immigration during your total stay period, you needn't worry about the TM30. It will not get checked when you exit Thailand
- Refuse that. There is absolutely no requirement for a tenant do take responsibility for a TM30. To the letter of the law they can then come back at you for failing to do a TM28... which nobody does, but which they can (and probably would) use to extract money. it's a big game to them.
get a copy of chanote and POA and do it yourself any interaction with immig without it won’t end well and you can’t get a residence cert in the event you want to get a driving license or register a vehicle, may be time to move 🤔

check with Thai Embassy for full requirements you are responsible for knowing the laws and regulations for every country you visit. Just like in USA, ignorance does not help you. Go to the source for accurate info. Don't rely on Facebook.
You can do a TM30 report online but a first 90 day report (TM47) usually has to be done in person. A 180 day stamp makes no difference, you could do two 90 day reports on that (if you do the first report early).

Or as replied by other lazy people, its the house owner who are gonna fill inn the tm30 and send inn.

I'm going to assume you are talking about your 90-day report, not the TM30. TM30 is what the landlord does.
If you do not do your 90-day report you'll pay a fine and they may stamp your passport with a big red stamp. Other than that, nothing happens.
check that, I had to pay ฿2000 at Immigration in Phichit, because my wife didn’t believe me that she had to file a TM 30 she thought notifying the local police was sufficient.
I am here for 3 months so when I had to get my 30 day extension they could not make me one. I wrote to Booking.com and a few days later I had one so no problem.
In this hotel they use agencies for the front desk and cleaning have never seen that before.

they did the same when I visited them for the application to the yearly extension. However only the first time. After that they demand a refreshed TM30 every time I enter Thailand coming from abroad
I wouldn’t worry. I think it’s a case of the receipt slips were stapled in my passport so they took photocopies. If they weren’t there it may not have been a concern?
My ‘receipts of notification of change of address’ were stapled into my passport by my immigration office. Whether I’m required to leave them there or not I don’t remove them. They are removed, photocopied and restapled into my passport when I apply for retirement extension renewals.
Ah ok. I won't allow anyone to staple things into my passport. That's how damage occurs. When I apply for extension I only print my TM30 the day before and present it with the rest of the documents

I've lived in Thailand for 16 years, have NEVER done a TM28 as Bangkok Immigration don't use them. The TM30 is actually a landlord or hotel requirement. The only time I print a TM30 is the day before I attend immigration in case it hasn't shown up in their database. I do 90-day reports online - there is no requirement to show a TM30.
TM.30 is the form used by your landlord, the TM 28 is what is issues to you. You also don't need to mention how.long you have lived here as it does not seem to matter, some still don't get it. You also contradicted your self by saying you still print one off. Having the TM 28 in your passport saves all the worry.
in my passport is a TM 28, no matter what's required it's still in there and yes, since the technology of computers which is only a new occurrence all information.recorded. yet they still check for.my TM 28 when I do my 90 day report.
