Hello guys,

In 2026 I will surely apply for the DTV VISA but for the year 2025 I only plan to stay 6 months in Thailand.

How do you manage to rent for 6 months?

I have the impression that it's an obstacle course. 99% of landlords only want a minimum one-year contract.

For those of you who have been able to rent for 6 months, how did you manage?

My agent have recommended that I rent for 1 year, but he'd find me a renter at the end of the 6 months.

Do you have any advice?

Hi guys ! I wanna apply for the DTV but my only income is from my apartments .. so I own many properties in Italy and I rent the out so I have a monthly income and I pay tax of this income in Italy , but I don’t have any company cause I don’t need it I just rent get money and pay taxes on personal income tax.. so what should I show to apply the visa ? The rent contracts with my customers ? The bank statement ? Or the tax file declaration of my yearly income in Italy ?

I am planning to apply DTV visa in Vietnam.

Is TM 30 only is okay for proof of location in thailand as i didn’t get any rental contract from my house owner.

They gave just a payment receipt .

Hi,

Is the landlord required to file the TM30 for us each time we return from overseas? So far, the rental agent and his company (one of the biggest in Chiang Mai) have told me I need to use their service because the landlord doesn’t know how to do it. They charge 1,500 THB per person, and with a family of four—and sometimes relatives or friends visiting—it’s becoming quite expensive over time.

Do you have any advice or insight on the TM30? Are we actually responsible for paying for it ourselves every time? Thanks a lot! :)

Hello group. I'm getting ready to move out of my rental house after 2 years and I would like some advice on dealing with my landlord with regards to getting my deposit back. Specifically, there is a sofa with cheap plastic lining that started falling apart after only 6 months of normal use. My worst fear is that she's going to blame me for the damage and keep the 30k baht deposit claiming that she needs it for a brand new sofa. Any advice on this matter would be greatly appreciated. 😀

know anything about TM30 or registering me in the

house book.

Hi dear

I rented a Condo and paid 33,000 baht as a deposit for 2 months and a month in advance.

After settling in the Condo, I realized that the pump for the pool on the 4th floor was working right on me.

I informed the owner, he says he renewed the pump and moved it to another point, but I still have a running engine sound above me.

It starts in the morning and continues until 9-10 in the evening.

The owner of the condo lives in the flat next to me and came and saw that the noise was continuing. When I reminded him of this, he said "the noise is unbearable" and stated that he paid 50,000 baht for the new pump and said "I have no other suitable flat. You can go if you wish, but I will not pay your deposit". What are my legal rights in this situation?

Hi!

I’m in a little bit of a situation and am unable to pay last month’s rent and will be leaving Bangkok already. My lease contract says if I am unable to pay within 30 days, they will lock me out and keep my stuff and auction it, etc. and that my two month’s deposit will be forfeited.

I have left the property already and now the agent and condo office are threatening to call the police and immigration on me unless I settle the balance.

I know it’s an horrible move, but I thought forfeiting 40,000 baht of deposit should be enough to compensate for the last month’s rent, etc.

Question is, can they actually call the police and immigration on me? Contract only says repercussion is forfeiture of deposit.

Also, they have been harrassing my friends who helped me move out and live in the same building that they’d report them to immigration. Can they do that?

Any advice? (Aside from paying the last month’s due, because I really can’t.) Thank you!
