My question is,,,what are the tips about renting when one arrive?

Do you rent for 1 month at the time? 3,6 or 12?

And how to fit this with the requerments for the 1 year extention?

TLDR : Answer Summary
The user is relocating to the Cha am/Hua Hin area in Thailand and has been approved for a NON-O retirement visa for three months. They are seeking advice on renting accommodations—specifically, whether to rent month-to-month, for three, six, or twelve months, and how this aligns with their visa extension requirements. Responses highlight that most landlords prefer a minimum one-year lease, but it's advisable to start with a month-to-month rental to explore the area and avoid non-refundable commitments. Additionally, there are many short-term rental options available, especially in the Hua Hin area.

there are plenty of short term rentals in the Hua Hin area particularly at this time of the year.

Worth joining a local FB group Hua Hin Expats for example and you will have a number of options.

O is not necessarily O is it. I applied for a Retirement Visa and only got an O visa for 90 days. I thought retirement visa are O-A and O-X.

After 90 days you extend the O visa for 1 year and you state on the extension form that the reason is "retirement". This will determine the financial and other requirement you must meet to get the extension. You can extend year after year indefinitely. Note that the OA visa also expires eventually and it also can be extended yearly.

I submitted the financial stuff with original visa request. So just a renewal with whatever docs they ask for

you'll need to get a bank account open shortly after you arrive as to get the 12 month extension of stay immigration want to see you have 800k baht in the account for 2 full calendar months before you apply for the extension. It will also have to remain in the account for 3 months after the extension and can't drop below 400k baht for the remainder of the year. You follow this process every year

You will have to show you meet the financial requirements each year that you extend your O visa. They will ask for bank statements and your bank book. There will be several non financial documents to submit as well.

I would start out renting 1 month, to check out the area, before committing to stay there long time, since many places are “non refundable” if you want to change.

Most landlords and agents only want to rent for 1 year at a minimum.
