Hi everyone. I’m looking to rent a condo for 1 year contract in Bangkok, the area of Phraya Thai. I have had the run around from many Agents and in the end they say the condo has been rented. First thing they ask the price and where I’m from. As soon as I tell them they say that I can increase the price. And after, they charge me booking fees (which is a total of 1 month)even though I say I can put the deposit right away and that I don’t need the booking. I’m very confused, sad, overwhelmed. Does anyone know of an agent that is trustworthy? I need to move out of my airbnb by April 17. Thank you.

A few questions regarding rental law:

There's a lot on google regarding the new rental law in 2018, In particular for those entities holding more than five units etc. But what about Individuals or entities with less than five units?

The main questions I was looking for in this context:

... Can they demand double deposit plus first months rent?

....Exactly how long can they hold the deposit after the tenant satisfies the lease and pays the utilities?

....Also, who can legally collect the deposits.. If the agent quits or bolts is the owner liable?

From my experience the agent may ask for the deposit, and then have the tenant paid the rent to the directly to the owner.

Hi!

I’m in a little bit of a situation and am unable to pay last month’s rent and will be leaving Bangkok already. My lease contract says if I am unable to pay within 30 days, they will lock me out and keep my stuff and auction it, etc. and that my two month’s deposit will be forfeited.

I have left the property already and now the agent and condo office are threatening to call the police and immigration on me unless I settle the balance.

I know it’s an horrible move, but I thought forfeiting 40,000 baht of deposit should be enough to compensate for the last month’s rent, etc.

Question is, can they actually call the police and immigration on me? Contract only says repercussion is forfeiture of deposit.

Also, they have been harrassing my friends who helped me move out and live in the same building that they’d report them to immigration. Can they do that?

Any advice? (Aside from paying the last month’s due, because I really can’t.) Thank you!

I have a 1 year lease in Ladprao. It’s 15k/month, not cheap. We have 3 elevators and 1 freight. 2 elevators have been broken for 1.5 months and occasionally the 3rd breaks for a few days while they panic fix it. I’m on the 28th floor so no elevator is no good.

I’m curious if I can use this to break the lease or make the condo management compensate for the inconvenience. I’m pretty sure the answer is “no you’re sol” but just checking.

Tenant looking for advice on condo rented.

I signed a 1 year contract in English with a European owner, through a local agent, 12 days ago.

The hot tub on the balcony was said to be working, but at the time of showing it didn't have water in it.

Shortly thereafter, the maintenance technician filled the tub and demonstrated the jets working; but with cold water only! He said the heater did not work and that I should use it as a cold tub.

I shared my opinion that would defeat the purpose of a hot tub, and requested the repair or removal of the tub. It's taking up most of the real estate on the balcony and harbors pigeons that left dung, egg shells and debris underneath. They said they would look into it..

It appears the owner and the maintenance people have ignored my follow-up Line App. I understand I need to be patient in Thailand but I don't want to be the chump later, either.

I paid my rent and deposits in good faith. Is it too much to ask for a follow up!

In the States we would use a rent board, a lawyer letter or small claims court to handle these small situations.

Now TIT, so anyone experienced on the correct way to handle this here?

Just signed a 1 year contract for a condo in BKK (moved in 01 May 2022).

The building agent has now started showing people round telling me the owner wants to sell!!!!

I have read the contract and it clearly states it can only be terminated if I break the rules of the contract!!

Where do I stand on this legally? Can the owner just sell and kick me out?

I’m nearing the end of my lease and wanting to speak with the landlord directly, however the agent is refusing this. I think she’s just trying to move me for more commission. There’s nothing but his name on the contract and can’t find him via social media. Is there anyway around this?

Hi everyone, I'm currently studying in Thailand and holding a non-imm ED visa. I have my tenancy contract and landlord ID copy etc....is it possible for me to get a yellow tabien baan as it seems I can only get that only if I own a condo.
