What has been your experience with lease lengths and contracts while renting in Thailand?

I am renting my fourth house in Thailand. First lease was 3 pages. Second was 1 page. Third was 2 pages. This one is 8 and very western in its language and clauses. I am curious how long was your lease? I don't pay late- but the setup for late fees feels a bit predatory (like a US slumlord) and I am curious about other people's leases.

I never pay a deposit. I pay one year in advance and bargain hard. Landlords cannot resist that big wad of baht in advance. And you won't see them for a year.

Depends on how professional the agent is. In general I haven't seen any unreasonable clauses. I agree with what has been said above: in one or two pages you cannot put a lot of detail, and it's quite possible that the longer contract protects you better.

The contract should offer protection for both parties. It is difficult to imagine that enough detail would be included in one or two pages, especially if it is in Thai and English. If someone offered me a very short contract I would be more concerned about getting my deposit back at the end than if a well worded contract was offered. My current contract was downloaded by the agent from the Internet and included several ridiculous clauses and omissions. I made her wait for about an hour while I went through it crossing out the things I would not agree to, improved the wording in some sections to be explicit and added in several clauses to protect me. I then talked through the changes with the agent and we initialled all of the changes before signing the contract. The agent could not complain, as I had asked several times to see the contract in advance.

I live in the north and at a relatively low socio economic level. Most of the stuff in my world is run by the seat of the pants- which I am perfectly happy with. There are times when things chaff, but you sort it out. What bothers me here is I had brought up some ideas about something, I forget what, and said "maybe we could have a lawyer think of a good way to do it' and the guy said "whoa lawyers? We are very informal here and don't use them" and then came with a very one sided western style lease- only in Thai. Just puts a very sour taste in my mouth. On the other hand we bonded with the owner quite well, but the agent is a cousin so no chance of firing him.

in that situation I would have refused to sign it, but I suspect there are not many suitable properties to choose from around where you live, unlike the farang area I live in, so it's easy for me to say that. Having said that, I think no matter what the contract states, if it came to a dispute, the likely outcome would be that the farang would lose, so I should probably just 'wind my neck in' and accept tiT 🤣

If you're not comfortable with the lease, don't rent it. There is a reason it's 8 pages and when that reason becomes clear to you, it will be too late.

To answer your question: I have had 2 places no lease, one place several pages and one place one page.

i personally just drop the whole pdf into chatgpt and ask for whats something out of ordinary or red flag and he point out few things and how to make them better i suggest that to the agent and they agree to make things more clear and better

I've had 2 leases from high quality agents. Both had everything in Thai and in English, and were 10+ pages including inventories of what is already in the condo, what the water and electric meter read at the time of move-in, etc.

yeh thats steep ours are ฿200 per day. If you haven't signed maybe explain to them your money comes in on a certain date and have them adjusted the contract or ask them to strike out the clause. Unfortunately a few farangs do a runner and spot it for us good ones

the agent in question (although frankly most of them are) is pretty gross. I think this is a generic western lease he got off the internet. The whole thing has been a hot mess, but after having two places get rented out from under us I wanted to get it locked in

ok. We didn't have an agent on the 1st and 3rd time and its good. We had an agent on the house in Ekamai and we ate together. Lek was a good agent and we're still great friends. Even the owners lived opposite us and lovely people. Still catchup with them too.
