Im planning on changing my tourist Visa over to a Non-O and then get an extention for 1 year as i'm over 50.
I'm looking at the form of requirements for Chiang Mai where I am located and reading some of the historical posts on this and I'm picking up that I need to possibly have a rental agreement for me to get the Non-O. Is that correct or have I picked it up wrong. I've just been staying in Hotels by the month and was planning to go long term using Air BNB or even just rent a condo for a year once I get the Non-O Visa but I'm currently just staying in hotels on a month by month basis.
Will this be an issue as I cant provide a blue book (whatever that is) or a rental agreement only show them my booking on Agoda.

I highly doubt that you're going to get the application accepted without having a letter from the hotel stating you're a long term guest, and I also doubt a booking on Agoda will fly either
When you went to the immigration office to get the hand out that lists the documents and requirements to go from a tourist visa to a non-O visa inside the country did you ask them about this?
FWIW: I know many many people who LIVE at a hotel full time and they all bring a paper from the hotel stating they are "long stay" guests and it's accepted by the immigration office here in Bangkok.
BUT I have had people denied applications for both Non-O visas and year extensions who only use a hotel address without a letter stating they are "long stay residents".
Check with your immigration office to see what they say.
