Do I need a 12-month rental agreement to open a bank account in Thailand on an O visa?

Hi all

I plan to move to Thailand mid August on an O visa and understand that to open a bank account I will need a rental agreement.

Can you please advise if this needs to be a 12 month agreement, or a six month rental will suffice?

I've made friends in Bangkok over time, they added me on their rental contract which makes no problems for my friends and I could open the bank account.

Officially, you can't use a hotel or guesthouse as a permanent address. Some Bangkok Bank branches still wants a so called Residence Certificate and they don't ask to see a contract. I've had bank accounts in 3 provinces and they never asked for my contract.The visa and a proper address is most important.

By the book you need to have stayed 3 months on a long term visa, to get a certificate of residency.

But not all Immigration Officers have read the book recently.

That's not true at all. You can get a Residence Certificate on a 60 days tourist visa.

I wouldn't bet on that but the thai banks have different requirements. It seems the branches in shopping malls are more lenient

No length of time, just proof of an address, although it should be in the province where you open the account. Then you can bounce around. Just be aware to do some things bank related you have to return to the province/branch where you opened the account

I think it also has a lot to do with where you are and the individual requirements of that particular bank to accomplish your goals. I know in Tha Bo that a long term visa was needed to get a bank account. Since I couldn't produce that, I'm not sure if they would have needed a certificate of residency after that if I had the proper visa.

You don't need a rental contract, but maybe a "certificate of residence"... from Immigration or your Embassy/Consulate.

Depends on the bank. When I opened my Bangkok Bank account they wanted Passport and Rental Agreement. Nothing else. No Cor, No Insurance. Each bank manager has his own analities

I know one thing and that's that despite I'm leaving, I'm not gonna close my bank accounts, knowing the struggle to reopen them later. You never know what the future brings. It takes just about 50 euros on the balance to keep them alive.

Bank account -> requires residence certificate -> requires to be on extension of stay -> requires bank account.

I think the OP may be confused as some Immigration Offices now ask for this when applying for Retirement Visas and/or Extensions. For a bank account a Certificate of residence usually does the trick.

Though you'd say the certificate is more 'proper' proof that you actually live in Thailand, I do get why some banks would ignore it and use a substitute, knowing that virtually all immigration offices (all except Bangkok) distribute the certificate to anyone asking for it. So it doesn't really certify anything now.

It may look nice, but documents that are distributed unrightfully by the distributor, supposedly to help people, will eventually lose their value. Did this not also happen with the residence certificate that embassies distributed?

I do not know the history. However, my understanding is that Bangkok will only issue a certificate of residency after a 90-day report. Given that I’m never in Thailand for 90 days concurrently, that would have presented an issue for me. I’m glad I was able to prove my residence with the lease. Honestly, I think the lease makes more sense anyway, both due to the reason you noted and also because it simply removes a layer of bureaucracy.

I’m just glad I have my accounts now 🙂.
