Can I have my name on the rental contract for a condo in Thailand while on a non O visa?

I am here in Thailand on a non O visa visiting my baby son 90 days single entry, but I plan to extend. We take a new condo on 1st of December.

My question is can have my name on the contract as well as my fiancé? Landlady just what to use my fiancé name. We are renting not buying.

I am the one paying for condo.

This has been a 'scam' for as long as I can remember

My advice - Get your name on the deeds

Thais have been known to - want you out, for whatever reason and there's nothing you can do about it if your name is not on the deeds - Good Luck

There is another way to do this, and in your case I think it would be better. I am assuming you are not married, and have no intention of marrying, or are divorced from the mother. Put the actual lease in her name, as this makes her liable for any damages that might be caused. If it is in your name, and for whatever reason she gets mad and causes damage, or her friends do, you are liable and must pay. Then she simply adds you to the lease as living there, and to receive mail at that address. This puts you on the lease for immigration and TM30 requirements, but does not make you responsible for possible damages. She could remove you for whatever reason, but you would not be liable for anything related to the rental. For anything, they go after the main leaseholder, which would not be you.

My imgration told my landlady she have to put tax stamp on my lease to make it legal and they made her go imgration to sort it out as I rent alone a house. Not condo

You are paying? Your name should be on the lease. There are immigration and TM30 reasons. Not to be cynical but..if your gals name is on the lease and you get in a big row who is gonna get kicked out then?

I had exactly the same experience taking out the lease. However a couple of months later I asked for a letter confirming I was living at the condo, for immigration purposes, and they put my name on the lease. I think the worry is you could disappear as you are a foreigner, but in my instance once they saw we were living there and paying rent they were happy to change it to my name.

it's simple. Tell the landlady to put your name on the lease, or tell her the deal is off. See how quickly she changes her tune. And make sure you get a copy of her Thai ID

They like to just keep it in Thai names. It's easier for them.. including when you buy cars or anything else that has paperwork. They're happy to take the foreigners money, but don't want to give to any rights .. But yes of course you can.. Just kick them up the arse and tell them to do it.

it’s not any harder putting a foreigners name on a title. I have done it myself at the land office my name went directly under my wife’s name. Very simple. It’s more that some Thais don’t want to do it.

Not having your name on a contract could cause you some problems should you wish to apply for the one year extension and not having the tm 30 completed will certainly cause you an issue.

I'd find a landlord who will Co operate as you'll only be looking for another one in 2 months. Buyers market. My current landlord is great. Last one was a disaster.

Not only you can have your name on the lease, but you SHOULD. Without it, you won't be able to get your TM30 which is mandatory. I assume the owner want to use you fiancée name because she don't want to deal with having a foreigner.
