Aside from the fact that 22 Jan until 25 Feb is 35 days and not 33, you are correct, you get 60 days visa exemption upon arrival and so you don't need a visa.

It also depends on the type of extension. For marriage extensions it is not required anywhere, to the best of my knowledge. So if you worked in Thailand, and then marry, you can still stay. Just some offices indeed require you to retire abroad if you worked in Thailand and you can retire in Thailand only if you worked abroad. Still makes very little sense, but at least those on marriage extensions aren't affected by the stupidity.

Assuming that you don't qualify for visa exemption (because you are getting a tourist visa also before the first trip), you are correct: apply for a new tourist visa from Vietnam.

interesting, which embassy is this? Requiring exit tickets for non-O definitely is something new, it has not been required so far.

Now the requirement was already pointless for tourist visas but at least it had a little bit of merit, but requiring it for long stay visas can borders insanity.

But if the embassy requires it, then work around it. I would avoid losing hard worked for money on something so pointless, so I would book the refundable flight and then cancel again.

Also, which embassy is this? Their cost seems a little higher than usual.

Not sure how you can use up all exemptions by air if there is no limit, but okay. The limit by land applied until July.

According to a few sources, the land limit has been reinstated by January 1st. But indeed, a new calendar year resets it.
