My Thai Wife keft me as benifacory and executor. Tittle Deeds, Chanote, were changed to my name as Executor, by Court Order, at the Land Office.

Executor gave me total control and is legal as it's not ownership. I held one chanute for 15 years in that status. Of course when the land was sold the money went to me. I hand real lawyers draw up the Will and they represented me in Probate Court. Total time in court 45 minutes and btw the judge only looked up when asked how long married and replied 31 years,

did my wife's in 2012 and very quick. Showed her reasona to return such as job , joint US and Thai Banks Accounts several years old, land, her professional degree, and my ties to Thailand which reflected we had no desire to remain in in the US.

Her interview was 3 minutes. .

agree on the conflict of interest possibilities however after over 10 years of bringing in a Bangkok Lawyer to my Province, found a local lawyer a few years ago who has proven trustworthy.

No hoops for me as I just didn't leave Thailand.

Have had two marriages, both Thai, one lasted over 30 years until she passed and now 14 years with my second wife. I paid no Sin Sot the first time as I had no money and the second time, as in a good financial position, I paid. Her family promptly bought more and the wife will inherit so a long term investment in my wife's future.

I have put several of my first wife's relatives through University, we had no children, after she passed with the blessing of my second wife. I spend my money as I please and thankfully I have it to spend.

Have seen millions of Baht Paid by Thais who are wealthy so use common sense and your heart. Could it be a scam in your case of course but that's for you and only you to decide. Best wishes.
