How often does a property owner need to report a TM30 for a long-term tenant in Thailand?

Please advise how often a property owner/landlord needs to report a TM30 in the casebof a long-term tenant. Or point me to the Thai Immigration rule that covers it, that I can't find. Thanks

I just went to Ko Samet I dont need to submit TM30 I just went overseas I dont need to submit TM30 I just renewed OA visa no question asked I rest my case goodluck just trying to be helpful

Last renewal I had (Phuket in April) they gave me a lot of grief over my TM30. I had not gone abroad or even an overnight stay away in a hotel.

As a result, I had to return and get all new documents including a newly completed TM30 form.

I am aware that, at the time, they were targeting to ensure people were staying where they said they were, but I had been in the house 4 years and never had issues previously.

It was very frustrating but I was able to obtain all documentation from my landlords and complete my renewal on the same day.

You need to contact your local immigration office and ask what their policy is. There are 3 different policies that various immigration offices use.

1) most offices require you to have a new TM30 every time you leave Thailand and return, but you don't need a new one if you traveled around inside of Thailand and return to your address.

2) some offices require you to have a new TM30 any time you sleep 1 night away from your home and return.

3) some offices don't require you to file a new TM30 as long as you're returning to the same address, even if you leave the country.

totally correct. Phuket for long term residents do not require any update, even if you come back from abroad

what visa extension you are on, and how many years you've been at the same address also makes a big difference. Technically the rule is anytime a foreigner says anywhere overnight, that owner/landlord is supposed to report to immigration within 24 hours that you are staying there. There are no exceptions to this in writing.

they passed a law in 2019 that you donโ€™t need a new TM30 if you return to the same home if if you left the country. Immigration offices varied if following this. Now Bangkok has connected the TM30 and 90 day reporting systems, so you need a new TM30 every time you either 1)stay at a hotel that does a TM30 or 2)leave Thailand and return

I'm on a 12 month Non-Res O, in Chon Buri and have a 12 month lease on my condo. I'll check with Immigration in Jomtien before I take any trips

Jomtien rules changed October 18th and caught a lot of people off guard already. They used to not require any updated TM30 for leaving the country but now they require it if you leave. They check next time you go to Jomtien immigration if your most recent TM30 was filed after your most recent entry stamp to Thailand. As far as I know they don't require it after domestic travel
