You can do either one but you wont get a visa at Chong Chom/O samach. 30 days exemption only

 Nope, only if you apply for an extention get refused and pay 1900bt then you will get 7 days to leave

You need to leave. Only a valid visa allows you to stay an extention does not as the reason you got the extention no longer applies. You're basically on overstay now.

 Nope, the owner of the property files the TM30 when a non Thai is staying at their property. The foreigner doesnt have to do anything!
