@Jim ******
you obviously are ill informed and lack understanding in basic Thai immigration requirements. The TM30 filing has been law for the last 46 years…..

Not true, every foreigner needs to be reported once they arrive at a new address within 24 hours. Hotel, apartment, condo, doesn’t matter, the reporting obligation exists. Your “long term Thai resident “ tells nonsense.

No, you have to qualify in order to obtain a TIN, just being here 180 days means you are Thai tax resident, that is all. To be required to obtain a TIN you must remit assessable income above minimum thresholds.

Your agent lies, Bangkok Bank issue 12 month statements as normal.

Do some good research and you may discover whilst you might have some paperwork to be filed you will have little or zero Thai tax liability. It depends on your personal financial circumstances and everyone’s is different.

regardless of what the IO told you a TM30 is valid for your entire “permission to stay” stamp. Not me making up rules but actual Thai law.

For the 40k route, 40k income from a Thai job or Embassy verified foreign sourced income. No other options at my immigration office.

Another option is to use an agent, they can open bank accounts whilst on visa exempt or tourist visa providing you are immediately applying for a long stay visa. Not cheap but an option if you don’t want to leave the country.
