I actually took the time and money to visit two different law offices and get proper overview of the situation. Feel free to do the same, one of the was Siam Legal which is very experienced and comes highly recommended.
the law does not recognize 90 year lease. Only 30 years are legal, the fact that the contract will say you get additional two 30 year terms are not legally enforceable and so if the owner of the land decides not to renew there is nothing you can do about it.
were you coming in with a physical visa from embassy or just visa exemption? If the second, did they say to just get a visa next time or to wait few months before returning?
Thanks everyone, interesting to hear that the 180 day rule isn't there anymore because it was mentioned by one of the visa agents I saw. With that said they too said that a lot depends on the immigration person at the booth.
