most people working for companies out of TH do not have work permit/proper visa. They just don't like to talk about it so that other snowflakes don't freak out about it 😂

you think the criminals cannot afford 800k? Sure they can, it's the regular guys that might find it difficult to park that kind of money in a local account.

that's the thing, I am 48 and so waiting to 50 in my opinion is better than paying for elite, but if they were to change the retirement age to 55 then that would make me reconsider it.

The term of a registered lease agreement cannot exceed 30 years (section 540 Thai law translation section 540 Civil and Commercial Code: 'The duration of a hire of immovable property cannot exceed thirty years. If it is made for a longer period, such period shall be reduced to thirty years.

I actually took the time and money to visit two different law offices and get proper overview of the situation. Feel free to do the same, one of the was Siam Legal which is very experienced and comes highly recommended.
